FAQ’S FOR SUNRISE MASTER ASSOCIATION
ARC QUESTIONS:
(Q) How can we tell owners only certain
colors are approved and then the common area fences are a different
(non-approved) color?
(A) The Board has spent many hours on
fencing issues in an effort to address and develop a uniformed, continuous plan
of action to address them efficiently and effectively as they arise. After extensive investigation and
contemplation, the Board unanimously selected a color for common area fencing
that would support and work with the aging fences in the community but that
would also delineate a difference from homeowner fencing.
In addition, they have recently
attempted to improve the quality of construction of the fencing, as the wood
posts, in our northwest environment, have been deteriorating faster. For new fencing, the Board has determined a
metal galvanized post wrapped in wood would be a more sustainable solid
alternative. It has been discovered thatimplementing these new posts in the “repairs” may not be as feasible. The Board is currently working through those
issues now.
DECLARANT
QUESTIONS:
(Q) Is the Declarant’s financialobligation to SMA reducing?
(A) Yes. Eventually this community will be a homeowner run community. Through long range strategic planning
discussions, the direction for the community is to reduce the Declarants
participation so that the homeowner contributions are minimally affected at the
time of transition. In addition, the
Declarant has only a responsibility to supplement the budget as needed, either
by dollars or services. The Declarant
continues to supplement in part by dollars as well as services to the
homeowners association.
(Q) At the last 3-4 Annual Meetings, there
has been talk of the Regional Park but nothing has ever come of it. What are the plans?
(A) Through a hearings examiner decision
made in 2010, it was determined that a 20 acre regional park would be
constructed on or before June 2015. Due
to the economic downturn since that decision, and that lack of infrastructure
and homeowners to support that park, the County and the Declarant are in
discussions on a new date to complete.
The park will be built as a
commitment to and for Sunrise. However,it is agreed by the County that it should make sense. Ultimately, SMA will be the caretakers for
the park. With that in mind, it is
recommended that more homeowners are established in the Sunrise community to
offset the ongoing care and maintenance costs so as to not dramatically impact
individual homeowner budgets, as well as the Association budget.
SECURITY/PCSDQUESTIONS:
(Q) Why can’thomeowners have knowledge of when PCSD are working here?
(A) At the direction of the Pierce County
Sheriff’s Department, it is not in the best interest of the Homeowners of
Sunrise to publish a work schedule for our onsite security. It has proven to be detrimental to the
success of the patrols and potentially compromises the safety of our
Homeowners.
(Q) Has SMAlooked at hiring a private security company?
(A) Yes. In the past, at the communities request and
Board direction, the Homeowners Association went to bid for private security
services, both armed and unarmed, and through the evaluation process of
effectiveness and cost, it was determined that the off duty Pierce County
Deputies provided the most effective patrols for the time and money spent. The Community
and the Board are always welcome to reevaluate this decision and consider new
options.
(Q) Currently there is really no way torecognize crime patterns and/or repeated crime.
